Position Summary
The Community Manager reports to the Regional Manager and is responsible for all phases of community operations, including personnel, leasing, maintenance, financial, administration, and risk management. The role requires on‑site leadership, staff supervision, compliance with Fair Housing and OSHA guidelines, and the achievement of the highest possible net operating income.
Essential Duties & Responsibilities
- Personnel Management: oversee staff hiring, training, coaching, performance evaluation, and compliance with company policies.
- Financial Management: achieve optimal net operating income, develop budgets and forecasts, reconcile rent and vendor invoices, and prepare accurate financial reports.
- Strategic Leasing Management: develop marketing plans, conduct leasing activities, manage resident complaints, and implement retention programs.
- Administrative & Maintenance Management: ensure accurate reporting, head emergency response, monitor maintenance service requests, perform inspections, and manage property resources.
Education / Experience
- High School Diploma or equivalent; Bachelor's degree preferred. Four years of experience in the housing industry or related experience preferred.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Computer proficiency and basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with staff and residents, movement within the property, occasional ladder/step stool use, lifting up to 25 lbs., operating power tools, vehicle or golf cart operation, and exposure to variable temperature environments.
License / Equipment
- Reliable transportation for emergency on‑call duties.
Compensation & Benefits
Salary: $23 per hour (fixed rate). Benefits include medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses; paid sick days and company holidays.
