Community Manager

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager.

Essential Duties & Responsibilities

• Personnel Management: Hire, train, coach, develop on-site staff; schedule and assign staff; address performance problems and terminate when necessary.
• Financial Management: Achieve net operating income by cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; manage rent collections and vendor invoice reconciliation; closeout property financial reports.
• Strategic Leasing Management: Develop marketing plan; effective leasing techniques, resident retention programs, and resident satisfaction.
• Administrative & Maintenance Management: Accurate reporting; respond to emergencies; manage maintenance requests and property appearance.
• Resident Relations: Address resident complaints, concerns and requests; retain resident functions.

Education & Experience

• High School Diploma or Equivalent; bachelor’s degree preferred; or four-year experience in housing industry.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Basic computer skills, knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Stand, use hands to finger, handle, or feel; reach with hands and arms; walk and sit; occasionally lift up to 25 pounds. Reasonable accommodations may be made.

License / Equipment

Reliable transportation due to emergency on-call requirement.

Salary Range

$24,000 to $28,000 per year.
