Base pay range: $80,000.00/yr - $85,000.00/yr
Position Purpose
The Community Manager is the driving force behind the operational, financial, and cultural success of the residential property—setting the tone for excellence in resident and customer satisfaction, team development, and performance.
Position also has the potential to earn monthly commissions.
Duties and Responsibilities
- Financial & Operational Excellence: Prepare and monitor budgets; drive property performance through occupancy and rental income goals; maintain ≤2% bad debt; optimize expenses; manage financial data; use RealPage; develop action plans; conduct property inspections; enforce regulations; maintain leasing office; report incidents and coordinate training.
- Leadership & Employee Development: Motivate team; recruit, onboard, and retain talent; conduct coaching and reviews; lead meetings; provide servant leadership; manage timecards; maintain a professional image.
- Resident & Customer Engagement: Maintain resident satisfaction; communicate notices; manage retention programs; handle move-ins and move-outs; monitor reviews; counsel delinquents; refer support; oversee leasing strategy; manage advertising; ensure branded materials; manage CRM leads; show vacancies; complete background checks.
- Maintenance & Asset Preservation: Ensure service requests are logged and responded; complete preventative maintenance; maintain curb appeal and safety; oversee make-ready processes; oversee vendor work; ensure emergency calls; maintain tools and equipment; perform additional duties.
Skill Requirements
- Demonstrated success in property management with financial, leasing, marketing, and resident relations skills.
- Proficiency in Microsoft Office and RealPage systems.
- Strong knowledge of Fair Housing, ADA, FCRA, OSHA, landlord-tenant laws, and state/local codes.
- Exceptional leadership, coaching, and team-building abilities.
- Excellent conflict resolution skills.
- Strong multitasking, organization, and communication.
- Proven ability to build relationships with peers, leadership, residents, and partners.
Position Requirements
- Education: High school diploma or GED required; Bachelor’s in Business or Marketing preferred.
- Experience: 1–3 years residential property management as a Community Manager or similar; 1–3 years multifamily housing; OneSite required.
- Physical: Able to lift/push/pull up to 40 lbs.
- Driver’s license and reliable vehicle required.
- CAM or ARM certification preferred.
- Work one weekend per month.
- Travel to other sites, including out-of-state and overnight travel as needed.
