Overview
Sr. Community Manager – Wallick Communities (Indianapolis, IN)
Full‑time – Monday to Friday, 8:00 am to 4:30 pm
Wallick Communities is a 100% employee‑owned company dedicated to providing affordable housing and assisted living for families and seniors across the Midwest. As a Senior Community Manager, you will lead a team of leasing agents and maintenance professionals, ensuring an exceptional experience for our residents while maintaining the financial and operational health of the community.
Responsibilities
- Team Leadership – Guide and develop leasing and maintenance staff, process payroll, and create a highly engaged team.
- Financial Management – Collect rent, process invoices, purchase supplies, and maintain adequate reserves.
- Resident Operations – Keep occupancy above 98%, maintain positive relationships with owners and residents, review and approve rental applications, and audit resident files.
- Move‑Out & Move‑In Excellence – Complete move‑out paperwork, perform move‑in inspections, and manage unit move‑out, annual, and housekeeping inspections in a timely manner.
- Reporting & Compliance – Prepare required reports for government agencies, senior administration, and company leadership, and maintain the community to company standards.
- Other Duties – Perform other related duties as assigned.
Qualifications
- Experience – 1+ year as a residential property manager with HUD/Section 8 experience is a plus, or 3 years as a general manager with people leadership and process management experience.
- Education – High school diploma or associate’s degree; COS, LIHTC, HCCP, AHM knowledge is a plus.
- Dependability – Reliable transportation, strong work ethic, and deadline‑driven with attention to detail.
- Resident Focus – Commitment to exceptional service for residents.
- Technical Savvy – Proficient with Microsoft Office; experience with Yardi is a big plus.
