Community Manager

The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management, ensuring compliance with Asset policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/on‑site attendance required
  • Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives
  • Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Prepare weekly/daily staff schedules and assignments
  • Handle performance issues, document appropriately, communicate with supervisor and HR, and terminate when necessary
  • Promote harmony and quality job performance through supportive leadership
  • Ensure staff compliance with company policies and procedures
  • Manage finances, achieve optimal net operating income through effective cost control and revenue enhancement, identify trends, and recommend adjustments
  • Develop yearly operating budgets and forecasts
  • Reconcile deposits, rent collections, and charges and submit on time
  • Reconcile and code all vendor invoices
  • Complete property closeout and ensure accurate ownership financial reports
  • Develop yearly marketing plans and implement marketing strategies and systems
  • Ensure effective leasing techniques and accurate lease documentation and reporting
  • Address resident complaints, concerns, and requests for satisfaction
  • Implement resident retention programs (e.g., functions, promotions, newsletters)
  • Show, lease, and facilitate move‑ins for prospective residents
  • Ensure accurate, complete administrative and leasing reporting
  • Lead emergency response, ensuring proper handling and minimizing liability
  • Maintain customer service standards and monitor maintenance request turnaround
  • Maintain property appearance and complete repairs through regular inspections and tours
  • Optimize property resources, equipment, and supplies economically
  • Direct and monitor maintenance, construction, and rehabilitation activities for quality and timely completion

Education & Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing industry; or 1–2 years of related experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Basic computer skills required; ability to perform all on‑site software functions
  • Knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Communicate with others, perform repetitive wrist, hand, and finger motions, work overtime, weekends, and night hours
  • Stand or sit for prolonged periods, move between work sites
  • Ascend/descend ladders, stairs, scaffolding, ramps, and step stools; operate machinery, power tools, and vehicles; lift objects up to 25 lbs.; work in various environments, confined spaces, and extreme temperatures; operate in outdoor conditions; handle hazardous chemicals

License / Equipment

  • Reliable transportation required due to emergency on‑call requirement

Benefits & Compensation

At Asset Living, compensation is based on skills, background, training, and certifications. The offer reflects the candidate’s experience and includes a comprehensive total rewards package: medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses (when applicable); paid sick days; and company holidays.

Salary Range: $70,000 per year to $85,000 per year
