About the Role What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send out independent contractors to verify property occupancy and report general condition using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Complete most inspections in 5‑6 minutes.
Finish the inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving while making numerous stops within your assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus as you will pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate; rates vary by county and volume. Although paid per inspection, you can expect equivalent of $30‑$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20‑500 inspections per month while working 2‑30 hours per week. Lower‑volume counties have higher rates and higher‑volume counties have lower rates. There is no set amount of inspections per month, but work is consistent month‑to‑month.
No additional mileage reimbursement above the flat fee per inspection.
