Experience with mortgage field inspections is not required but an ability to effectively manage time and meet deadlines is crucial. Based in Reno, NV, FAR Inspections has been in business for over 9 years.

What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to verify status. The purpose of the property inspection is:

To verify property occupancy.

To report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

Inspections are county‑level. You will be responsible for completing all inspections in your county, sometimes sharing the county with another inspector when volume requires.

Responsibilities

Complete most inspections within 5-6 minutes.

Finish the inspection within 4 days after assignment.

Report general property conditions and determine occupancy based on industry standards.

Take 9+ photos of the property with brief comments.

Complete a short form in a mobile application.

Drive extended periods of time, making numerous stops during the day within the assigned territory.

Requirements

Computer with an internet connection.

Reliable vehicle (good gas mileage preferred; you will pay for your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check with a valid driver's license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume; you can earn an equivalent of $30–$40 per hour. Depending on county and urban/rural location, you will complete 20–500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. Earnings increase with experience, availability, and larger territory coverage. No mileage reimbursement is provided beyond the flat fee per inspection.
