What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. An independent contractor’s job is to verify that the property is occupied and report on its general condition using a mobile application. Most inspections are exterior only; about 10% require interior photographs after a property has gone vacant.
Responsibilities
Complete most inspections in 5‑6 minutes.
Submit the inspection within four days of assignment.
Report general property conditions and determine occupancy per industry standards.
Take 9+ photos of the property with brief comments.
Fill out a short form in the application.
Drive extended periods while making multiple stops throughout the day within the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus; you'll pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check with a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection is paid at a flat rate that varies by county and volume. You can expect to earn the equivalent of $30‑$40 per hour. Depending on the county and its urban or rural status, you may perform 20‑500 inspections per month, working 2‑30 hours per week. The workload is consistent month‑to‑month, and earnings grow as you become established or cover a larger territory. No mileage reimbursement is provided beyond the flat fee per inspection.
