What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. Inspections verify property occupancy, report on general condition using a mobile application, and capture exterior images. About 10% of inspections require interior photos once a property has gone vacant. Inspectors are contracted at the county level and may split a county with another inspector if volume warrants.
Responsibilities
Complete each inspection in 5–6 minutes.
Finish the inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos with brief comments.
Finish a short form in the mobile app.
Be able to drive extended periods, making frequent stops in the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus; you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although paid per inspection, you can expect an equivalent of $30–$40 per hour. Work ranges from 20–500 inspections per month and 2–30 hours per week, depending on county. Lower volume counties offer higher rates, while higher volume counties allow more work for the same pay.
No additional mileage reimbursement above the flat fee per inspection.
