Responsibilities
Community Maintenance – daily onsite attendance required.
Ensure make‑ready units meet property standards before new residents move in, including repairing or replacing fixtures, painting, installing new appliances, and checking plumbing and electrical systems.
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
Assist with scheduling and performance of all maintenance/repair‑related turn events.
Daily clean‑up of the exterior of the community, including grounds, buildings, breezeways, and all common areas.
Perform swimming pool maintenance and cleaning, maintaining accurate, timely chemical logs.
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Understand and follow Asset key policy; maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
Participate in unit inspections as requested.
Assist in monitoring the inventory of equipment and supplies as requested.
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit(s).
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
Utilize property resources, equipment, and supplies economically.
Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
Manage excellent customer service and monitor service request turnaround and responsiveness; project a favorable image of the community to achieve property objectives and public recognition.
Ensure consistency in dealing with residents on all matters; enforce community policies delegated by the immediate supervisor.
Education / Experience
High School Diploma or Equivalent.
Ability to understand and perform all on‑site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular movement between work sites, including ascending and descending ladders, stairs, ramps, step stools, operating machinery and power tools, operating motor vehicles or golf carts, and handling objects of 100+ lbs.
Frequent standing, walking, and occasional prolonged sitting or standing.
Exposure to outdoor weather elements (wind, precipitation) and hazardous chemicals; ability to work overtime, weekends, night hours (on‑call emergencies).
License / Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Compensation and Benefits At Asset Living, compensation decisions consider skill set, background, training, certifications, and other factors. The offer we extend depends on each candidate’s relevant experience. Full‑time employees receive a comprehensive total rewards package including medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, commission and performance bonuses (when applicable), paid sick days, and company holidays.
Salary Range : $18 per hour to $20 per hour
