Make Ready work is part of the maintenance team focused on preparing units for new residents and supporting property operations." Base pay range
$25.00/hr - $26.00/hr Essential Duties & Responsibilities
Community Maintenance Regular/daily onsite attendance is required Ensure make-ready units meet property standards before new residents move in, including repairing or replacing fixtures, painting, installing new appliances, and checking plumbing and electrical systems Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner Ensure all repairs and replacements necessary for community common areas and make-ready units Assist with the scheduling and performance of all maintenance/repair-related turnover events Assist in the daily cleanup of the exterior of the community, including grounds, buildings, breezeways, and all common areas Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs Responsible for understanding and following Asset key policy Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices Participate in unit inspections as requested Assist the Maintenance Supervisor with monitoring the inventory of equipment and supplies as requested Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit(s) Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager Utilize property resources, equipment, and supplies economically Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager Customer & Resident Relations: Manage excellent customer service and monitor service request turnaround and responsiveness Projects a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community as delegated by the immediate supervisor Education/Experience
High School Diploma or Equivalent Ability to understand and perform all on-site software functions; basic computer skills required Must have basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
The employee is regularly required to move about to accomplish tasks or move from one worksite to another Must be able to ascend/descend ladders, stairs, ramps, and work in various environments; able to lift objects 100+ lbs; operate machinery and power tools; work in outdoor elements Occasionally stationary for periods of time; may require overtime, weekends, and night hours (on-call emergencies) License/Equipment
Must have reliable transportation due to the emergency on-call requirement Note: Compensation details include a total rewards package with benefits, 401K with employer matching, commissions/bonuses where applicable, paid sick days, and company holidays. Salary
