MAKE READY The Make Ready works under the supervision of the Maintenance Supervisor and Community Manager to execute the maintenance processes of a property – corrective, preventive, routine, emergency, and cosmetic – and ensures that units meet property standards before new residents move in. The Make Ready also assists with special projects as needed.
Essential Duties & Responsibilities
Community Maintenance – regular/daily onsite attendance is required.
Ensure make‑ready units meet property standards before new residents move in, repairing or replacing fixtures, painting, installing appliances, and checking plumbing and electrical systems.
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
Assist with the scheduling and performance of all maintenance/repair‑related turn events.
Assist in the daily clean‑up of the exterior of the community, including grounds, buildings, breezeways, and all common areas.
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Responsible for understanding and following Asset key policy.
Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
Participate in unit inspections as requested.
Assist in monitoring the inventory of equipment and supplies as requested.
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit(s).
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
Utilize property resources, equipment, and supplies economically.
Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
Customer & Resident Relations
– manage excellent customer service and monitor service request turnaround and responsiveness.
Project a favorable image of the community to achieve property objectives and public recognition.
Ensure consistency in dealing with residents on all matters.
Enforce policies of the community that the immediate supervisor delegates.
Education / Experience
High School Diploma or Equivalent.
Ability to understand and perform all on‑site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another, frequently ascend and descend ladders, stairs, ramps, step stools, and work in tight and confined spaces. The employee must be able to lift and move objects of 100+ lbs, operate machinery and power tools, and work in various environments, including exposure to outdoor weather conditions, hazardous chemicals, and the ability to work overtime, weekends, and night hours on call. The employee occasionally remains in a stationary position, often standing or sitting for prolonged periods.
License / Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Salary Range: $17 per hour to $20 per hour
