$75,000.00/yr - $80,000.00/yr Main Purpose
As Property Manager, you will oversee the operations and performance of a portfolio consisting of 5 properties with approximately 450 residential units. This leadership role requires strong expertise in resident relations, leasing performance, financial oversight, and the daily management of multiple communities. You will lead and coordinate the on-site team, ensuring seamless operations across all properties while upholding company standards, compliance, and resident satisfaction.
Key Responsibilities
Resident Relations & Customer Service Serve as the primary point of contact for residents and prospects across the portfolio. Address concerns and service requests promptly, fostering a positive living experience. Promote resident retention through proactive communication and community engagement. Leasing & Marketing Oversee the full leasing process to maintain high occupancy rates. Ensure accurate screening, lease execution, and compliance with Fair Housing standards. Monitor marketing efforts, assist in outreach activities, and maintain a strong digital presence. Property Operations Enforce lease terms, manage rent collection, and oversee delinquency control. Conduct regular property inspections, ensuring cleanliness, safety, and curb appeal. Coordinate maintenance and vendor activities for efficient service delivery. Financial Oversight Manage property budgets and track performance against financial goals. Review and approve invoices, ensuring adherence to expense controls. Provide accurate reporting and support capital or operational planning. Team Leadership & Coordination Supervise, support, and develop the on-site team across all properties. Maintain regular communication with regional leadership to align on priorities. Coordinate vendor contracts, capital projects, and operational initiatives.
Qualifications & Skills
3+ years of experience in property management or related hospitality/real estate roles. Strong knowledge of Fair Housing Laws and landlord/tenant regulations. Proven ability to manage multiple properties and lead cross-functional teams. Proficiency in property management systems (e.g., Yardi, AppFolio) and digital tools. Excellent communication, organizational, and problem-solving skills. Bilingual (English/Spanish) required.
Work Environment
Full-time, on-site leadership role with travel between properties. Availability for occasional after-hours needs (emergencies or special events).
