We are looking for a Property Manager to join our Texas Real Estate team at our Round Rock office in Texas.

Base Pay Range $64,000.00/yr - $79,000.00/yr

b ESSENTIAL DUTIES AND RESPONSIBILITIES Property Operations

Work with regional team to ensure efficient operations of properties in a Class A fashion

Ensure timely, professional and efficient responses to tenant requests

Prepare and present annual property budgets

Prepare and distribute CAM Estimates and CAM Reconciliation to all tenants

Identify, engage, and manage vendors to maintain buildings, equipment and systems

Manage vendor insurance documentation and ensure vendor insurance meets requirements

Manage software for handling tenant maintenance requests

Complete property walks on a frequent and regular basis

Update and present monthly reports for property expenses

Initiate and resolve insurance claims with all parties

Ensure invoices are submitted and approved in a timely manner among the team

Provide land management duties, including timely filing of documentation and managing compliance

Maintain leases, contracts and other property documentation in an organized fashion

Prepare and maintain lease abstracts

Maintain keys and access cards for all buildings in an organized fashion

Provide a high level of customer service to tenants

Establish and maintain strong positive tenant relations

Plan and hold tenant appreciation events

Assist in planning broker events with Regional Team

Monitor accounts receivable and implement collection actions on delinquent accounts

Maintain tenant insurance documentation and ensure it meets requirements

Maintain tenant information (current phone numbers and emails, emergency contacts, etc.)

Manage security deposit refunds to tenants

Assemble tenant move‑in packets and manage tenant move‑in/out processes

Manage tenant notifications in a timely and appropriate fashion

Tenant Improvements / Capital Expenditures

Support regional team in the completion of TI / CapEx projects to ensure projects are on time, on budget, consistent with local codes, and in compliance with leases

Conduct punch walk with tenants

Coordinate various vendors simultaneously and ensure property access

Ensure smooth transition from completion of TI projects to tenant occupancy

Provide appropriate timely tenant notification, if necessary, for TI / CapEx projects

Regional Office Operations

Manage kitchen and office supplies at appropriate levels

Proficient knowledge and ability to operate regional office systems and technology

Prepare and set up Regional Office to host events and presentations, including setting up of technology

Attend regularly scheduled Regional Team meetings

Provide administrative assistance for submitting, maintaining, and filing documents with governmental entities

QUALIFICATIONS Education / Experience

High School Diploma or GED equivalent required

Bachelor’s degree preferably in business, finance, economics or similar preferred

Minimum of 5 years of commercial property management experience

Excellent proficiency in Office 360 applications and other reasonable software applicable to position and organizational needs

Excellent proficiency in Yardi

Certificates, Licenses, Registrations

CPM Certification preferred

Basic knowledge of accrual and cash accounting principles

Reasoning Ability Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Physical Demands Frequent requirement to sit. Repetitive hand/finger motion and close vision work due to computer use. Occasional lifting or moving up to 15 pounds.
