Job Description The Maintenance Supervisor oversees all mechanical, electrical, and general maintenance functions to ensure the property meets the company’s standards for cleanliness, safety, appearance, and operational efficiency.
Responsibilities
Lead and manage a maintenance team, including hiring, training, performance reviews, and employee evaluations.
Supervise the “Make Ready” process from start to finish, ensuring compliance with company policies.
Address resident service requests and routine maintenance tasks, diagnosing problems and completing repairs per policies and safety standards.
Inspect work performed by staff and contractors to ensure quality, compliance, and alignment with scope.
Maintain adequate inventory of spare parts and supplies, coordinating orders to stay within budget.
Assist the Community Manager in budgeting for maintenance and capital expenses.
Promote cost‑effective practices, such as repair over replacement when feasible.
Keep abreast of industry changes and technology to improve maintenance processes.
Execute preventative maintenance procedures as outlined in the policy manual.
Demonstrate customer‑service skills in all interactions with employees, residents, clients, and vendors.
Ensure compliance with safety, cleanliness, and general appearance standards, and report equipment malfunctions or injuries.
Conduct Safety meetings and maintain documentation to meet legal and company requirements.
Resolve resident complaints and issues efficiently.
Perform additional duties as assigned.
Work Hours & Working Conditions Schedule: 40 hours per week.
Typical Site Hours:
Monday – Friday: 9 a.m. – 6 p.m.
Saturday: 10 a.m. – 5 p.m.
Sunday: 1 p.m. – 5 p.m. (variable by site)
Essential Requirements
Availability to work weekends and occasional “call” periods during evenings, weekends, and holidays.
Work in outdoor environments with exposure to varying weather and environmental conditions.
Ability to perform essential job functions independently.
Qualifications Summary Education & Experience
High School Diploma or GED, preferred technical degree.
1‑3 years of supervisory experience in maintenance.
1‑3 years of apartment maintenance experience (preferred).
OSHA and MSDS knowledge; EPA Type I & II, universal refrigeration, certified pool/spa operator required.
Technical Skills
Strong communication and interpersonal skills.
Proficiency in internet, word processing, spreadsheets, and database reporting.
Experience with property management software (Entrata, Yardi, One Site).
Physical & Mobility Requirements
Capable of lifting up to 20 lbs independently, 50 lbs with assistance.
Must stand, walk, reach, climb, stoop, and squat frequently; sit intermittently for keyboard work.
Travel Requirements
Local travel for errands, meetings, and training.
Non‑local travel may be required for business responsibilities.
Licenses & Certificates
Valid driver’s license.
EPA Type I, II or universal refrigeration certification.
Certified Pool Operator or Certified Spa and Pool Operator certificate or state‑required equivalents.
