Job Summary Independent contractors earn predictable full-time or supplemental income with a flexible schedule. No prior mortgage field inspection experience required, but the ability to manage time and meet deadlines is essential.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to verify occupancy. The property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Complete most inspections in 5-6 minutes.
Finish each inspection within 4 days after assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in the mobile app.
Spend extended periods driving and making numerous stops within the assigned territory.
Qualifications
Computer with internet connection.
Reliable vehicle (good gas mileage a plus, gas paid by you).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. While paid per inspection, you can expect earnings equivalent to
$30-40 per hour .
Depending on the county and its urban or rural setting, you may complete anywhere from 20-500 inspections per month while working 2-30 hours per week. Lower volume counties have higher rates, higher volume counties have lower rates. No required minimum; work is consistent month-to-month.
Earn more as you become established, increase availability, or cover a larger territory.
No mileage reimbursement beyond the flat fee per inspection.
