Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required but an ability to manage time and meet deadlines is crucial.

What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to:

Verify property occupancy.

Report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

We contract with inspectors at a county level. You will be responsible for all inspections in your county or split the county with another inspector if volume warrants.

Responsibilities

Most inspections take 5‑6 minutes.

Complete inspections within 4 days after assignment.

Report general property conditions and determine occupancy based on industry standards.

Take 9+ photos with brief comments.

Complete a short form in an app.

Spend extended periods driving with multiple stops during the day within the assigned territory.

Requirements (to be considered you must have the following)

Computer with an internet connection.

Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check using a valid driver’s license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate, varying by county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.

Depending on the county, you may complete 20‑500 inspections per month, working 2‑30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month‑to‑month.

Earn more as you become established, have greater availability to inspect, or cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
