FAR INSPECTIONS
Mortgage Field Services Inspector
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. This position is based in Reno, NV and offers independent contractors a predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required; strong time‑management and meeting deadlines are essential.
Occupancy Verification: Mortgage lenders require periodic updates on their properties. Inspections focus on verifying property occupancy and reporting general condition via a mobile application. Most inspections are exterior only; about 10% require interior photos after a property has gone vacant.
Responsibilities
Complete most inspections within 5‑6 minutes.
Submit the inspection within 4 days after assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in the mobile app.
Spend extended periods driving and making numerous stops during the day in the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus, you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection is paid a flat rate, varying by county and volume. Although you are paid per inspection, you can earn the equivalent of $30‑$40 per hour. Depending on the county’s urban or rural nature, you may complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower volume counties offer higher rates; higher volume counties offer lower rates. There is no set number of inspections per month, but the work is consistent month to month. Earnings increase as you become established, have greater availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
