Independent contractors earn predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required, but the ability to manage time and meet deadlines is crucial.
What Is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to verify property occupancy. The purpose of the inspection is to verify occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

Most inspections take 5–6 minutes.
Complete the inspection within four days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take nine or more photos of the property with comments.
Complete a short form in an app.
Spend extended periods driving while making multiple stops within the assigned territory.
Requirements
Computer with an internet connection.
Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Clear standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection is paid at a flat rate that varies by county and volume. Although you are paid per inspection, you can earn the equivalent of $30–$40 per hour.
Depending on the county’s urban or rural status, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates. Work is consistent month to month, and you can earn more by becoming established, having greater availability, or covering a larger territory.
