Property Manager – Main Line Residential Building, Bryn Mawr, PA
University City Housing (UCH) is a Philadelphia-based Property Management Company that buys, renovates, maintains, and manages real estate for long‑term investment. Our current portfolio consists of over 4,000 residential apartments and 250,000 square feet of commercial space. We are seeking a motivated, professional Property Manager to oversee our Main Line Residential Building in Bryn Mawr, PA. We are looking for an individual who is detail‑oriented, customer‑focused, and thrives in a fast‑paced environment.
As the Property Manager, you will lead the property, oversee its physical integrity, tenant and employee satisfaction, and exercise sound judgment under pressure.
Responsibilities
Manage day‑to‑day operations of the property and lead an onsite team.
Coach the onsite team to achieve leasing, marketing, and operational targets, focusing on occupancy and retention objectives.
Lead and inspire the maintenance team to deliver top‑quality work and peak operational efficiency.
Inspect properties physically on a regular basis.
Maintain an annual preventive maintenance program to sustain property systems and reduce maintenance time and costs.
Supervise the property’s snow and ice removal program according to company procedures.
Oversee the financial success of the property, including collections, invoice processing, inventory management, and operating expense control.
Cultivate strong resident and commercial tenant relationships through regular communication and events.
Establish effective relationships with vendors and partners to maximize service quality.
Monitor and evaluate current market trends with a focus on competitor performance and pricing.
Implement and follow company policy and procedures, including record‑keeping and management of the property management software system.
Oversee employee payroll processes and conduct regular performance reviews.
Oversee capital improvement plans, managing timelines, vendor performance and final project close‑out.
Qualifications
Prior Property Management experience (preferred).
Prior management experience, including training, supervising, hiring and terminating staff.
Bachelor’s Degree from an accredited college or university (preferred).
Valid driver’s license and vehicle.
Excellent communication skills.
Knowledge of Fair Housing laws.
Leasing and sales experience.
Certified Apartment Manager (CAM) preferred.
Multi‑family industry experience preferred.
Proficiency in MS Outlook, Word, Excel and other computer/software systems.
Availability for emergencies, on‑call duties, resident functions, and weekend touring as needed.
