Job Summary
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders in Reno, NV. Independent contractors can earn predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required; strong time‑management and meeting deadlines are essential.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify property occupancy and report on the general condition using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver's license
Pay and Hours 1099 position. Each inspection has a flat rate; equivalent to $30–$40 per hour. Depending on county and volume, you may complete 20–500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates, higher volume counties have lower rates. There is no set minimum; volume is consistent month‑to‑month. Earn more as you become established, have greater availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
