What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and send independent contractors to conduct inspections. The purpose is to verify property occupancy and report general condition using a mobile application. Most inspections are exterior only. About 10% require interior photos after the property becomes vacant. Responsibilities
Complete inspections typically in 5‑6 minutes. Submit reports within 4 days of assignment. Report general property conditions and determine occupancy based on industry standards. Take 9+ photos of the property with brief comments. Complete a short form in a mobile app. Spend extended periods driving while making numerous stops during the day within the assigned territory. Requirements
Computer with a reliable internet connection. Reliable vehicle (good gas mileage is an advantage as you pay your own gas). Smartphone (Android or iPhone). Printer. Pass a standard background check using a valid driver's license. Pay and Hours
This is a 1099 position. Each inspection has a flat rate that varies based on county and volume. Although you are paid per inspection, you will earn the equivalent of
$30‑$40 per hour . Depending on the county and whether it is urban or rural, you will complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week. Lower‑volume counties have higher rates, and higher‑volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month‑to‑month. Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
