What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties, and this is done through independent contractor inspections. The purpose of the property inspection is to verify occupancy and report on general condition.

Responsibilities

Complete most inspections in 5-6 minutes.

Finish the inspection within 4 days of assignment.

Report property condition and determine occupancy based on industry standards.

Taken 9+ photos of the property with brief comments.

Complete a short form in a mobile app.

Spend extended periods driving while making numerous stops in the assigned territory.

Requirements

Computer with internet connection.

Reliable vehicle (good gas mileage is a plus; you pay your own gas).

Smartphone (Android or iPhone).

Printer.

Pass standard background check using a valid driver’s license.

Pay & Hours 1099 independent contractor. Each inspection has a flat rate, varying by county and volume. Earn equivalent of $30-$40 per hour.

Depending on county and whether it’s urban or rural, complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower‑volume counties pay higher rates; higher‑volume counties pay lower rates. Work is consistent month‑to‑month.

Earn more as you become established, have greater availability to inspect, or cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
