Mortgage Field Services Inspector
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but the ability to effectively manage time and meet deadlines is crucial. The firm is based in Reno, NV and has been in business for over 9 years.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Conduct inspections that typically take 5–6 minutes.
Complete each inspection within 4 days after assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Be prepared to drive extended periods of time, making numerous stops during the day within the assigned territory.
Requirements
Computer with an internet connection.
Reliable vehicle (good gas mileage is a plus; the contractor pays for own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies based on county and volume. Contractors will earn roughly $30–$40 per hour when paid per inspection. Depending on the county and whether it is urban or rural, a contractor may complete anywhere from 20 to 500 inspections per month while working 2–30 hours per week. Lower‑volume counties offer higher rates; higher‑volume counties offer more inspections at lower rates. There is no set minimum number of inspections per month; the work is consistent month‑to‑month. Earn more as you become established, have greater availability to inspect, or cover a larger territory. No additional mileage reimbursement is paid above the flat fee per inspection.
