Overview
Construction Superintendent role at Wisteria at Warner Center, a Life Plan Community (CCRC) located in Woodland Hills, CA. Primary field management for a large construction project, overseeing scheduling, organization, and implementation as a representative of the Project Owners. Base pay and benefits
Base pay range: $125,000.00/yr - $145,000.00/yr. Additional compensation: Annual Bonus. Benefits include paid time off, 401(k) with guaranteed company match, and more. ESSENTIAL FUNCTIONS OF THE POSITION
Assist in the design, contracting, oversight, and implementation of the campus project in Woodland Hills, CA. Create internal project schedules in logical steps, coordinated with Site and General Contractor schedules. Determine labor requirements and dispatch workers to construction sites for Owner self-performed work. Inspect and review projects to monitor compliance with Owner’s design and operations directives, building and safety codes, and other regulations. Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer. Assist with preparing contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, site and general contractor clients, suppliers, and subcontractors. Monitor and review information from material and equipment submittals to ensure compliance with plans, specifications and Owner requirements. Develop specific goals and plans to prioritize, organize, and accomplish work; inspect equipment, structures, or materials to identify errors or defects. Schedule events, programs, and activities, and coordinate the work of others. Assist with obtaining all necessary permits and licenses. Coordinate or assist with coordination of project activities with Operations Staff. Ensure that documented commitments from developmental phases are implemented on time. Assist with vendor pay estimates, material requests and invoices; draft, review and approve works and purchase orders. Attend project status meetings and assist in problem solving; participate in estimating during project procurement. Assume additional responsibilities as directed by the department director; travel as required for meetings, site visits, training, etc. Qualifications
Prior significant experience on large-scale construction projects, ideally in Senior Living, large Multi-Family, or similar commercial sectors. Associate or Bachelor’s degree in construction management or related field, or equivalent combination of training and significant experience. Strong organizational, project management, scheduling, and planning skills. Strong written and verbal communication skills with proven negotiation and leadership abilities. Analytical and mathematical skills; ability to work on a team; technical skills. Senior ity level
