Does anyone know of a great PM in Amarillo, TX? Currently have STRs. Thank you in advance! Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible. Also, learn from others' mistakes by reading posts here on BiggerPockets about owners not meeting their expectations with their current Property Management Company. To avoid poor experiences, keep reading. Even if you get a referral here, do NOT assume the PMC will meet your expectations just because they met the referral source's. The #1 mistake owners make when selecting a PMC is ASSUMING instead of CONFIRMING. Many owners don't do enough research, not knowing what they don't know! Owners often assume all PMCs offer the same services and perform them the same way, so they focus only on price – often calling the first PMC or the one that calls back. Ask specific questions about services, e.g., tenant screening: what documents are required, credit score limits, how is rental history verified? Many PMCs do minimal screening; ask for details. Management contracts should be detailed, clearly outlining services and responsibilities to protect both parties. Get contracts from several PMCs, compare services and exclusions. Educate yourself; it takes time but leads to better choices and avoids surprises. If you hire the cheapest or first PMC and it turns out poorly, don't generalize that all PMCs are bad.
