Overview The Assistant Property Manager (APM) plays a critical role in supporting the day-to-day operations and financial performance of Bradley Company’s commercial real estate portfolio, including office, industrial, and retail assets. Acting as a trusted partner to the Property Manager, this position ensures tenant satisfaction, vendor accountability, and accurate financial management. The APM serves as a key point of contact for tenants and vendors, assists with budgeting and reporting, and helps deliver operational excellence across assigned properties.

Key Responsibilities

Serve as a primary point of contact for tenant inquiries, service requests, and lease questions

Coordinate tenant move-ins/outs, ensuring smooth transitions and positive experiences

Support tenant engagement and client satisfaction initiatives through communications, events, and feedback initiatives

Property Operations & Vendor Oversight

Oversee daily building operations, including inspections, maintenance coordination, and service provider performance

Ensure properties meet quality, safety, and compliance standards

Manage vendor contracts, Certificates of Insurance, and bid processes

Conduct regular site inspections and document findings

Assist with emergency preparedness, life safety programs, and OSHA compliance for assigned properties

Support the coordination of tenant improvement projects and capital repairs, monitoring progress and ensuring alignment with budget, lease, and client standards

Assist with rent collection, accounts receivable, and monitoring delinquent accounts

Process tenant bill-backs, vendor invoices, and purchase orders

Contribute to annual operating budgets, CAM reconciliations, and monthly ownership reports

Review and analyze property financial performance to identify cost-savings and efficiencies

Lease Administration & Compliance

Maintain accurate lease abstracts and property records

Partner with Property Manager to enforce lease provisions while balancing client/tenant relationship management

Review and audit lease abstracts to ensure accuracy of rent escalations, options, renewals, and obligations

Ensure compliance with tenant and vendor insurance requirements

Assist in preparing legal notices, contracts, and agreements as directed

Performs other duties and responsibilities as assigned to support business needs and contribute to team success.

Qualifications Education & Experience

High school diploma or GED required; Bachelor’s degree in business, real estate, or related field preferred

2+ years of commercial property management or related industry experience; prior assistant management or coordinator role preferred

Familiarity with commercial leases, vendor contracts, and building operations

Customer service oriented with a proactive, problem-solving mindset

Strong financial acumen with demonstrated ability to assist in budgeting, reporting, and invoice processing

High attention to detail and strong organizational abilities with the capacity to manage multiple priorities

Excellent interpersonal and communication skills to effectively engage tenants, clients, vendors, and internal teams

Proficiency with Microsoft Office Suite; experience with property management systems (Yardi) a plus

Valid driver’s license with ability to travel between properties as required
