Responsibilities
Provide service to complete commercial transactions involving large or multi-parcel sales and loans; interpret varied and complex terms and contingencies in escrows.
Write escrow instructions consistent with the requirements of the parties; supervise preparation of legal papers, instructions, settlement sheets, and agreements.
Ensure compliance with binder or commitment prior to closing; reconcile discrepancies between instructions and title report; assist principals in obtaining releases of liens and other encumbrances.
Direct preparation, execution, and recording of notes, deeds, deeds of trust, and other authorized documents.
Compute interest and prorate taxes, hazard insurance, loan interest, rents, and other items.
Direct and participate in preparation of construction loan disbursement cases; maintain related bookkeeping records as needed.
Correlate current surveys to property descriptions, confirming accuracy and completeness.
Open, process, and close escrow files, including preparing and transmitting escrow instructions, closing statements, checks, policies, and other documents.
Proofread and transmit title policies and related papers; disburse escrow funds for repairs, assessments, taxes, and other purposes.
Assist customers by providing information on escrow services, procedures, and case status.
Perform clerical duties such as filing, answering phones, logging cases, and typing forms and correspondence.
Train, assign, and review work of escrow technicians and escrow closers (as needed).
May travel within area to perform real estate closings or assist with customer relations and business development.
Qualifications
High school diploma or equivalent, with coursework in bookkeeping and mathematics.
5 years of escrow experience, including three years handling large residential or commercial closings, or equivalent combination of education and experience.
Thorough knowledge of title insurance, legal descriptions and documents, escrow procedures and terminology, and proration of taxes and interest.
Considerable knowledge of local escrow practices, preliminary title reports, mortgage lending, and underwriting.
Ability to plan and carry out efficient escrow closings, reconcile discrepancies, and maintain effective client and team relationships.
Strong analytical ability to interpret complex terms and contingencies and ensure accurate completion of transactions.
Effective communication skills, both oral and written, in person and by telephone.
Pay Rate : $42.12 per hour. Compensation may vary outside of this range depending on a number of factors, including a candidate's qualifications, skills, competencies and experience, and location.
