Areas of Responsibility and Job Requirements:
Facilitates all aspects of the apartment leasing process, qualifying prospective residents and ensuring compliance with applicable subsidies.
Responsibilities include, but are not limited to:
Provides outstanding service to prospective residents, current residents, and third‑party agencies.
Facilitates all aspects of the apartment leasing process, qualifying prospective residents by ensuring that the documentation adheres to the HPD/HDC Marketing Handbook and LIHTC guidelines.
Follows up with prospects and leads to increase occupancy.
Collects eligibility documentation & determines eligibility of applicant based on income restriction process.
Performs credit/criminal background screening.
Requests and reviews initial verifications of applicants' income/assets/housing from applicants and third parties.
Assembles tenant files, submits to accounting for processing, and maintains audit‑ready records.
Schedules households for unit viewing and communicates with property management to ensure successful key pickup.
Prepares leases and coordinates with households for signature.
Prepares and presents daily residential reports.
Performs administrative tasks and other related duties as assigned.
High School Diploma or equivalent.
Minimum Years of Experience Required:
2+ years’ experience in affordable housing tax credit leasing.
Additional Knowledge, Skills and Abilities:
Proficiency in Microsoft Office (Excel, Outlook), required.
Proficiency in Yardi Affordable, preferred.
Tax Credit Certification, preferred.
Strong organizational skills with high attention to detail.
Excellent communication skills.
Bilingual is a plus (Spanish).
C Competencies/Essential Job Functions:
This position consists mainly of sedentary work. The position may require exertion of up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. The role involves sitting most of the time.
The incumbent is required to have close visual acuity to perform activities such as: viewing a computer; extensive reading and visual inspection involving small defects. The incumbent is also required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures.
This role frequently requires the incumbent to talk and hear, expressing or exchanging ideas by means of spoken work and the ability to receive detailed information through oral communication, and to make distinctions in sound.
This role frequently requires the incumbent to talk, engage in repetitive movements with the wrist, hands, and fingers, typing for extended period of time.
This role occasionally requires the incumbent to climb, balance, stoop, bend, kneel, crouch, reach, push, pull, grasp, feel and touch objects with fingers, palm, and hands and to lift up to 10 pounds.
The incumbent may occasionally be subject to environmental conditions (protection from weather conditions, but not necessarily from temperature changes).
The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise or vibration.
