General Manager - Residential Portfolio (Sunnyside/Woodside)
Location: Queens, NY (On-site)
Portfolio: 1,500 Rent-Stabilized Units
Compensation: $140,000-160,000
The Opportunity We are seeking an experienced, high-caliber
General Manager
to oversee a massive residential portfolio in the Sunnyside/Woodside neighborhoods of Queens. This is a leadership-heavy role managing 38 pre-war walk-up buildings.
You will be the operational "hub," directing a large workforce and managing high-stakes capital improvements for a historic portfolio. If you have mastered NYC rent-stabilization and thrive in a fast-paced, high-volume environment, we want to hear from you.
Key Responsibilities Strategic Operations & Maintenance
Portfolio Oversight:
Direct day-to-day operations for 38 buildings, ensuring the highest standards of safety, maintenance, and tenant satisfaction.
Capital Project Leadership:
Oversee major structural and mechanical upgrades, including gas pipe replacements, facade work, roof replacements, and boiler upgrades.
Vendor Management:
Supervise third-party contractors for unit renovations and building-wide structural work.
Staff Leadership
Large-Scale Management:
Lead and mentor a team of
25 field staff
(handymen/porters) and
6 office professionals .
Culture & Accountability:
Foster a professional, high-performance workplace through training and clear delegation.
Regulatory & Financial Excellence
Compliance Authority:
Maintain expert-level knowledge of
Rent Stabilization laws , DHCR requirements, and NYC housing regulations.
Financial Oversight:
Manage annual budgets, track operating expenses, and oversee collections/arrears.
Tech Stack:
Utilize
Yardi
and
AvidXchange
for all financial, operational, and invoicing functions.
Leasing & Turnover
Unit Optimization:
Coordinate the renovation, marketing, and leasing of vacant units to minimize downtime and maximize portfolio health.
Qualifications
Experience:
Extensive background managing multi-building, rent-stabilized residential portfolios (NYC experience is a must).
Leadership:
Proven ability to manage large field and office teams simultaneously.
Knowledge:
Deep technical understanding of building systems (boilers, plumbing, facades) in 100+ year-old structures.
Software:
Proficiency in
Yardi
and
AvidXchange .
Education:
Bachelor\'s degree preferred, or equivalent senior-level industry experience.
