Job Purpose The Leasing Consultant is primarily responsible for marketing the community to prospective residents, supporting current residents, and assisting with lease renewals. This role is critical to the success of the community, as Leasing Consultants directly influence occupancy, resident satisfaction, and overall performance in a highly competitive student housing market.
This position receives ongoing training in Fair Housing compliance, sales and closing techniques, and objection handling.
Primary Duties & Responsibilities Duties will include those assigned by the Community Manager or Assistant Community Manager.
Provide excellent customer service to residents, prospects, vendors, and visitors
Lease apartments in alignment with occupancy and leasing goals
Adhere strictly to Fair Housing laws and company policies
Conduct outside marketing efforts as directed
Review applications including credit, income, and background verifications
Prepare and complete lease paperwork, addenda, and required documentation
Ensure apartments are move-in ready, including final inspections
Maintain ongoing communication with residents throughout their lease term
Promote and manage lease renewals, including completion of renewal documents
Perform all tasks necessary to operate the leasing office effectively
Daily & Weekly Responsibilities
Complete daily opening and closing procedures
Conduct daily marketing inspections of models, leasing paths, and amenity areas
Maintain cleanliness of the leasing office, clubroom, and amenities as needed
Answer all phone calls, emails, and voicemails promptly
Inspect and maintain marketing signage and materials
Greet prospects, conduct tours, and manage the leasing process
Maintain guest cards, leasing logs, and follow-up activity
Send thank-you emails same day and complete follow-up calls within 24 hours
Enter and maintain prospect and applicant information in Entrata
Coordinate work orders with the Maintenance team and follow up as needed
Support renewal campaigns and related tasks
Monthly & Ongoing Responsibilities
Archive inactive leads and maintain accurate Entrata data
Conduct outside marketing activities as directed
Complete lease file and Entrata audits
Maintain strong market knowledge, including competitor pricing, features, and incentives
Turn & Summer Work Requirements (Required)
Actively support Turn operations, including high-volume move-ins and leasing deadlines
Assist with roommate matching processes and resident communication
Coordinate with the Assistant Community Manager and Maintenance Supervisor during Turn
Support move-in activities, including:
Gate code entry and parking decal distribution
Utility verification collection
Updating resident contact information and demographics in Entrata
Must be available to work extended hours, weekends, and peak schedules during the summer leasing and Turn season, as required by the needs of the community
Qualifications
Professional, enthusiastic demeanor with strong customer service and sales skills
Ability to communicate effectively with students, parents, and university partners
Strong organization, attention to detail, and time management skills
Team-oriented with the ability to work under pressure
Ability to read, understand, and explain lease documents
Comfortable using property management software and basic math calculations
Ability to maintain confidentiality and accept constructive feedback
Willingness to work weekends, overtime, and peak leasing periods
Education & Experience
Bachelor’s degree preferred
High School diploma or GED with related experience considered
Prior leasing, sales, marketing, or customer service experience preferred
Technical Skills
Proficiency in Microsoft Word and Excel
Entrata experience preferred
Work Environment & Physical Demands This role requires working in both office and outdoor environments, including varying weather conditions. The position involves frequent walking, standing, reaching, lifting, and communication with residents and prospects.
