The Part‑Time Leasing Consultant (PT LC) serves as the front line of the community, supporting leasing, marketing, and resident services while delivering a positive experience for prospects and residents. This role is responsible for engaging prospective residents, assisting current residents, and supporting leasing and renewal efforts in a fast‑paced, customer‑focused environment. Leasing Consultants directly impact occupancy performance, resident satisfaction, and the overall success of the community.

Basic proficiency with Microsoft Word and Excel
Experience with Entrata or similar property management systems preferred
Ability to work in a combination of office and outdoor environments
Ability to walk community grounds, stand for extended periods, lift light items, and work in varying weather conditions
Primary Duties & Responsibilities
Provide friendly, professional service to prospective residents, current residents, parents, and visitors
Proactively support leasing efforts to achieve and maintain occupancy goals
Greet prospects, conduct tours, and clearly explain community features, pricing, and lease terms – Follow Fair Housing guidelines in all interactions
Assist with application processing, documentation, and lease preparation
Maintain accurate prospect, applicant, and resident information in Entrata
Support lease renewals and resident follow‑up throughout the lease term
Assist with daily leasing office operations, including phone, email, and walk‑in traffic
Daily / weekly responsibilities
Perform opening and closing procedures as scheduled
Maintain the appearance of the leasing office, model units, and tour path
Respond promptly and professionally to calls, emails, and voicemails
Complete guest cards and ensure timely follow‑up with prospects
Assist with marketing inspections, signage checks, and overall community presentation
Monthly / ongoing responsibilities
Support outside marketing efforts as directed by the management team
Maintain organized and up‑to‑date lease files and prospect records
Stay informed on market conditions, competitor pricing, and leasing trends
Assist with audits and ensure data accuracy in Entrata
Summer & turn responsibilities (required)
Remain local and available during the summer months following the academic year
Support Turn, a high‑volume operational period focused on preparing units for incoming residents
Assist with move‑out and move‑in coordination
Communicate resident needs or issues during Turn to management and maintenance teams
Support roommate matching processes and resident communication as needed
Help ensure units, keys, access items, and resident information are prepared for move‑in
Support organized, high‑volume move‑in days as scheduled
