Position Summary: The Director of Capital Formation & Investor Relations (Director) is a senior, front-of-house role responsible for driving new equity capital, deepening existing investor relationships, and delivering best-in-class investor experience across CEP's fund series and individual project offerings. This role blends strategic capital raising, relationship sales, investor communications, and event execution into one highly impactful function. The Director will lead efforts to raise capital from high-net-worth/ultra-high-net worth investors, family offices, RIAs, and other private wealth channels, while also ensuring CEP's current investor base remains engaged, informed, and excited to reinvest in new opportunities. Success in this role requires two core capabilities: A proven ability to drive growth through a structured, proactive sales discipline—digital funnels, outbound campaigns, relationship networking, meetings, events, and broader channels. Outstanding client service and relationship stewardship, resulting in repeat investment, referral activity, and long-term alignment with CEP's mission. This person will work directly with CEP's senior leadership, investment/acquisitions team, and asset management leaders to ensure CEP is properly capitalized to execute its acquisition pipeline and long-term investment strategy. Key Responsibilities: Capital Formation & Sales Leadership Raise equity capital across CEP's investment offerings—including closed-end funds, programmatic JV vehicles, and individual transactions. Build, expand, and manage relationships across HNW, UHNW, family offices, RIAs, wealth managers, and broader private wealth channels. Develop and execute a multi-channel capital-raising strategy, including targeted outreach, digital campaigns, events, referral networks, and relationship cultivation. Lead investor meetings, fund roadshows, webinars, and in-person presentations that clearly articulate CEP's strategy, track record, pipeline, and value proposition. Manage all stages of the sales funnel through CEP's CRM (HubSpot) from prospecting to diligence to closing commitments. Partner with firm leadership to design capital raise milestones, pacing, and channel strategies for each offering. Drive recycling of existing investor capital by ensuring investors are proactively informed of new opportunities, fund launches, and reinvestment pathways. Investor Relations & Client Service Serve as the primary relationship manager for CEP's investor base—delivering premium, white-glove service and consistent follow-up. Deepen investor loyalty through thoughtful communications, timely responses, and proactive engagement designed to maximize investor retention and reinvestment rates. Assist in the preparation and delivery of monthly, quarterly, and annual investor communications in partnership with asset management and executive leadership. Guide investors through onboarding, subscription, and document execution processes in CEP's investor portal. Maintain strong knowledge of CEP's portfolio, strategy, underwriting philosophy, market positioning, and performance to confidently answer investor questions. Investor Events & Strategic Communications Plan, manage, and execute all investor events, including the annual investor dinner, property tours, educational webinars, small-group meetings, and thematic capital-raising events. Partner with leadership to deliver event messaging, presentations, and follow-up communication that drive both education and conversion. Oversee investor communication cadence—email campaigns, announcements, thought leadership, and updates—to ensure clarity, consistency, and brand alignment. Coordinate conference participation, industry seminars, and networking events to enhance CEP's visibility within investment and private wealth ecosystems. Marketing & Capital-Raising Infrastructure Collaborate with CEP's leadership and sales and marketing team(s) to enhance brand positioning, messaging, and value proposition. Create and maintain marketing collateral including pitch decks, teasers, one-pagers, investment summaries, FAQ guides, and digital campaigns. Execute the rolling 12-month inbound marketing plan using content, lead funnels, CRM automation, and segmentation to drive prospect engagement. Track KPIs such as conversion rates, reinvestment rates, cost of capital acquisition, and pipeline growth—reporting regularly to leadership. Build relationships with channel partners, centers of influence, wealth advisors, and ecosystem connectors to expand CEP's capital network. Position Requirements: Experience & Background Bachelor's degree in Business, Finance, Marketing, Real Estate, or related field. Minimum 5+ years of experience raising private equity capital, preferably within real estate private equity, private funds, wealth management, or alternative investments. Demonstrated success raising capital from HNW/UHNW individuals and family offices; experience with RIAs and private wealth channels highly preferred. Strong understanding of private placements, fund structures, alternative investments, and investor suitability requirements. Skills & Competencies A sales-driven growth mindset, with demonstrated experience meeting or exceeding fundraising targets. Exceptional relationship-building skills and a client-service orientation. Strong written and verbal communication skills, including the ability to present complex information clearly. High emotional intelligence, executive presence, and the ability to lead conversations with sophisticated investors. Experience with CRM platforms (HubSpot preferred) and investor portals (Agora or comparable). Highly organized and detail-oriented; able to manage multiple simultaneous offerings, pipelines, and deadlines. Creativity and strategic thinking in developing new capital channels and partnerships. Location: Everett, WA (with regular travel for investor meetings and events) Compensation: Base + performance-based incentive compensation Range: $200,000 – $500,000+ total compensation, depending on experience, demonstrated capital-raising ability, and actual job performance with CEP.
