V12 Investments is a commercial real estate investment platform focused on acquiring, improving, and operating industrial and flex assets across New England, with offices in Boston and New York City. We target well-located properties below replacement cost and create value through hands‑on asset management, disciplined capital execution, and creative structures. The Associate will work directly with the investment committee and be involved across both asset management and acquisitions as the portfolio scales. This position is hybrid and located in Boston, MA.
Role Overview The Associate will play a hands‑on role in the day‑to‑day operations of V12’s current portfolio while also supporting a high volume of new acquisitions in 2026 and beyond. Responsibilities span tenant communication, property performance monitoring, capital projects, and financial reporting, as well as underwriting, diligence, and pre‑acquisition execution. The role requires semi‑regular travel to properties and prospective acquisitions across Rhode Island, Massachusetts, New Hampshire, and Maine. Candidates must be comfortable visiting operating buildings and must have access to a reliable personal vehicle.
Responsibilities Portfolio management and operations
Serve as a primary point of contact for tenants across the portfolio
Manage tenant communication, requests, and issue resolution
Conduct on‑site property visits as needed and prepare condition and compliance reporting
Monitor tenant compliance with lease terms, insurance requirements, and operating standards
Support lease renewals, amendments, extensions, and rent escalations
Financial and performance oversight
Help coordinate monthly property‑level accounting and invoicing with Accounting Team
Track and analyze property financial performance
Assist with lender reporting, covenant compliance, and financing requests
Maintain rent rolls, performance dashboards, and internal financial models
Capital projects and maintenance
Track CapEx budgets and timelines relative to underwriting
Coordinate contractor bids, scopes of work, and project executionOversee maintenance items, vendor scheduling, and follow‑up
Maintain records for building systems, warranties, vendor contracts, and preventive maintenance
Acquisitions and portfolio growth
Support sourcing and scaling of the firm’s acquisitions pipeline
Assist with underwriting, lender communication, and due diligence
Participate in property tours and site visits for prospective acquisitions
Support post‑close onboarding and execution of new business plans
Assist with market rent analysis, asset strategy, and disposition planning
Qualifications
1‑4 years of experience in real estate asset management, property operations, acquisitions, CRE brokerage, construction coordination, or a related role
Strong financial literacy and comfort working with P&Ls, rent rolls, and operating budgets
Highly organized with strong written and verbal communication skills
Proficiency in Excel or Google Sheets; experience with QuickBooks or similar platforms is a plus
Experience with industrial or flex assets is helpful but not required
Willingness to travel semi‑regularly across RI, MA, NH, and ME
Access to a reliable personal vehicle
Self‑starter mindset and comfort operating in a lean, high‑accountability, often self‑directed environment
