
The Sales Manager is a revenue-focused leader accountable for driving leasing performance, brand presence, and customer experience at the apartment community they support. This role provides strategic sales leadership and brand direction while working in close partnership with Community Representatives, centralized leasing, the CARE Team, and operational leadership to maximize occupancy, revenue, and market positioning.
Essential Functions and Responsibilities
Revenue & Leasing Leadership
Serve as the on-site leader for leasing performance and revenue generation. Partner closely with the centralized leasing team to convert traffic, nurture prospects, and improve leasing velocity. Provide sales direction and support to Brand Experience Representatives, reinforcing leasing priorities, messaging, and customer experience standards. Monitor leasing activity, traffic quality, and conversion trends. Provide regular narrative reporting on closed and unclosed traffic, including objections, customer feedback, and market demand trends. Maintain awareness of competitor pricing, concessions, marketing strategies, and product offerings. Brand Experience & Marketing
Act as the primary brand representative and storyteller for the community. Lead community-level social media exposure, including content creation and engagement. Actively participate in video and photo content creation for market-ready and newly turned apartments. Proactively procure and manage positive online reviews and reputation initiatives. Plan, coordinate, and host resident events that enhance engagement, satisfaction, and retention. Resident Relations & Customer Experience
Serve as the on-site escalation point for resident and prospect concerns beyond the Brand Experience Representative level. Act as a liaison between residents and the CARE Team to ensure effective communication, follow-up, and resolution of elevated issues. Maintain strong rapport with residents through proactive engagement and visibility. Outreach & Relationship Building
Lead outreach marketing efforts within the immediate town and surrounding neighborhood. Build and maintain relationships with local businesses, employers, and community organizations. Represent the community at local events, networking opportunities, and outreach initiatives. Identify partnership opportunities that support leasing performance and brand awareness. Community Presentation
Maintain oversight of amenity spaces and common areas to ensure presentation aligns with brand and leasing standards. Partner with all onsite team members to ensure the community is consistently tour-ready. Participate in apartment turn walks to support merchandising readiness and content creation. Administrative
Conduct all business in accordance with company policies and procedures, Fair Housing Laws, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable regulations. Assist with processing rent payments, ensuring proper documentation and coordination with accounting and operational teams. Represent the company in eviction court proceedings when required, in coordination with leadership and legal counsel. Create purchase orders for office supplies, marketing materials, hospitality items, and resident events. General
Communicate vital community needs to leadership using a solution-based approach. Establish and maintain strong relationships with residents, vendors, local merchants, and surrounding community groups. Carry out other duties as assigned by leadership. Desired Skills and Competencies
Strong sales aptitude with a customer-focused mindset. Ability to communicate effectively both verbally and in writing. Comfortable creating and appearing in digital and social media content via multiple platforms (Facebook, TikTok, Instagram, LinkedIn, etc.) Ability to analyze leasing trends and communicate insights clearly. Ability to manage conflict and handle sensitive situations professionally. Working knowledge of Fair Housing and leasing regulations. Education & Experience
Minimum of 2–3 years of experience in leasing, sales, hospitality, or customer-facing roles, in multifamily, hospitality, or other customer facing industries. Demonstrated success in revenue generation, prospect conversion, or customer engagement. Ability to multi-task, prioritize, and remain organized in a fast-paced environment. Sales Managers may further progress into regional or specialized leadership roles within revenue management, leasing strategy, marketing, training, or operations based on performance, aptitude, and organizational needs. Physical Requirements
Ability to walk or otherwise navigate terrain such as parking lots, sidewalks, stairs, yard or grassy areas, and dog parks regularly to inspect amenities, common areas, and apartments. Ability to conduct tours and attend resident, marketing, and outreach events. Ability to climb stairs and move throughout the community as required. Additional physical requirements may include but are not limited to: Lifting up to 20 lbs to carry office, marketing, or event supplies. Bending, stooping, or squatting as needed. Performing computer-based work including reporting, communication, and content creation. Communicating effectively with internal and external customers in person and by phone. Must maintain a valid driver’s license, auto insurance, and reliable transportation for outreach, errands, competitive shopping, and offsite meetings.
