The portfolio consists of one master-planned property divided into several neighborhoods, all located within five minutes of each other, offering the complexity of a large-scale operation with the efficiency of close proximity.
Under the direction of the Director of Operations, the Community Director serves as the senior on-site leader responsible for the operational, financial, and resident experience success of the community. This role is ideal for a hands‑on, strategic leader with strong financial acumen, a passion for mentoring teams, and the ability to collaborate effectively with military and government partners.

What You’ll Do
Lead & Inspire
Recruit, hire, train, coach, and mentor a high‑performing on‑site team, fostering a culture of accountability, service, and continuous improvement.
Provide clear direction, conduct performance evaluations, and manage employee relations matters, including disciplinary action when necessary.
Serve as the leader-in-command for all aspects of community operations across multiple neighborhoods.
Operate with Excellence
Oversee the daily operations of a large, multi‑site residential and military housing community, ensuring compliance with company standards and government transaction documents.
Act as the primary liaison with military and government partners, maintaining strong, transparent relationships.
Ensure superior resident service by resolving issues promptly and ensuring maintenance service requests meet performance standards.
Drive Financial Performance
Maintain full accountability for the community’s financial performance, operating within approved budgets and purchasing guidelines.
Maximize cash flow after debt service through disciplined expense control and revenue‑enhancement strategies.
Oversee Accounts Payable, Accounts Receivable, general bookkeeping, and financial reporting.
Strategize & Enhance Asset Value
Analyze operational performance and market trends to identify opportunities for improvement and long‑term value creation.
Conduct monthly market surveys and provide clear, data‑driven trend reports.
Develop and execute leasing, marketing, and renewal strategies that drive occupancy, revenue growth, and resident retention.
Maintain Asset Quality
Perform regular inspections of homes, amenity spaces, and common areas to ensure safety, cleanliness, and curb appeal standards.
Coordinate with maintenance and make‑ready teams to ensure turnover and capital projects meet company expectations.
Obtain bids and manage capital improvement projects within approved budgets and timelines.
Oversee risk management and emergency preparedness to ensure the safety of residents, staff, and property.
Enforce community standards and policies as outlined in the resident handbook.
Maintain accurate daily, weekly, and monthly operational records and reporting.
What We’re Looking For
Minimum of 3 years’ experience leading on-site teams within multifamily, single-family, military, or student housing
Experience managing multi-site, large-site, or regional portfolios required
Bachelor’s Degree in Business Administration, Marketing, Property Management, or related field (preferred)
Strong financial acumen with experience managing budgets, forecasts, and financial performance
Proven leadership and mentorship capabilities with excellent communication skills
Experience with Yardi or similar property management software required
Strong proficiency in MS Office Suite
Ability to collaborate effectively with on-site teams, ownership, and military leadership
Self‑motivated, detail‑oriented professional with sound judgment and a high level of integrity
Valid, in‑state Driver’s License and ability to drive for company business
Preferred Certifications
CAM – Certified Apartment Manager
ARM – Accredited Residential Manager
CPO – Certified Professional of Occupancy
