
Responsible for the day-to-day operations of assigned properties, including occupancy, rent collection, maintenance, and compliance. Ensures properties are well-maintained, financially sound, and compliant with all regulatory requirements.
Duties & Responsibilities
Maintain occupancy levels that meet or exceed budgeted goals; manage an active waitlist to ensure timely unit turnover.
Collect rent in accordance with policies and procedures; issue late notices, establish payment agreements, initiate evictions, and coordinate with collection agencies when necessary.
Operate within the approved budget; monitor expenditures and maintain positive cash flow. Notify management of any unusual or significant expenses and obtain multiple bids for large purchases.
Coordinate make-ready activities with maintenance staff to ensure unit turnover within 30 days or less.
Approve, code, and submit invoices weekly to the main office.
Maintain property and grounds through regular inspections, preventative maintenance, and necessary repairs.
Create and track work orders to ensure timely completion by maintenance staff.
Complete annual tenant certifications by lease renewal dates to maintain compliance with state and program requirements.
Maintain KHRC database (Procorem) and other required compliance systems.
Participate in site and file inspections with partners, state agencies, and auditors.
Address and document lease violations promptly.
Attend required training sessions, webinars, and management meetings.
Key Performance Measurement(s)
Maintain target occupancy ratios.
Ensure timely rent collection and deposit.
Maintain overall property condition and curb appeal.
Complete and maintain all annual tenant certifications and compliance requirements.
Physical Activities & Requirements
Ability to sit, stand, and walk for extended periods (up to 100% of the work shift).
Ability to lift, push, or pull up to 50 lbs. as needed.
Average hearing and vision required for communication and inspection duties.
Customer service-oriented and able to interact effectively with residents, vendors, and staff.
Must possess a valid driver’s license and maintain a clean driving record.
Qualifications
Two (2) years of property management experience preferred.
Strong communication, writing, problem-solving, and organizational skills.
High attention to detail and ability to manage multiple priorities.
Proficiency in Microsoft Excel and Word; experience with OneSite preferred.
