Our student housing community in Greenville, NC is hiring a Part-Time Leasing Consultant.
This role serves as a primary point of connection between prospective residents, current residents, and the onsite team. Leasing Consultants drive leasing performance through relationship building, customer service, and marketing execution while supporting daily community operations, renewals, and move-in preparation. Training focuses on Fair Housing compliance, closing techniques, objection handling, and market positioning.
Responsibilities
Provide excellent service to residents, prospects, and visitors while representing the community professionally
Lease apartments in alignment with occupancy goals through tours, relationship building, and follow-up
Maintain full compliance with Fair Housing standards and company policies
Support outreach and marketing efforts directed by community leadership
Review applications including credit, income, and background documentation
Prepare and maintain lease paperwork, addendums, and resident files
Ensure apartments meet move-in standards including final inspections
Promote renewals, manage resident follow-up, and complete renewal documentation
Perform opening and closing office procedures including daily community inspections
Answer and respond to phone calls, emails, and inquiries in a timely manner
Maintain leasing path, model, signage, marketing materials, and amenity presentation
Greet prospects, conduct tours, and coordinate the leasing process
Maintain accurate guest cards and prospect tracking records
Send same-day follow-up communication and complete ongoing lead management
Enter and maintain prospect and applicant data in property management systems
Coordinate lease file completion and submission for approval
Enter and track work orders in coordination with maintenance teams
Conduct ongoing lead cleanup, data updates, and file audits
Monitor competitor pricing, concessions, and market positioning
Support outside marketing initiatives and campus outreach
Assist with roommate matching coordination
Support move-in logistics during summer and peak periods
Coordinate move-in communication with site leadership
Assist with resident onboarding tasks such as documentation verification and system updates
Support overall leasing office operations as directed by supervisors
Qualifications
Customer service, sales, leasing, marketing, or hospitality experience preferred
Positive and professional communication style with ability to build rapport
Strong interpersonal, listening, and presentation skills
Comfortable discussing housing options with residents and families
Ability to read and understand lease documents
Organized and detail oriented
Team-oriented with collaborative mindset
Able to remain composed in fast-paced environments
Basic math and reasoning skills for financial calculations and leasing metrics
Strong time management and prioritization ability
Comfort handling confidential information
Ability to follow direction and receive feedback constructively
Availability to work evenings, weekends, and peak leasing periods
Education and experience
High school diploma or GED required
Relevant customer-facing experience preferred
Combination of education and experience will be considered
Preferred knowledge
Familiarity with Microsoft Office products
Exposure to property management platforms such as Entrata is a plus
