Overview
Senior Manager Corporate Real Estate - Portfolio Management & Transactions (m/f/d) – B. Braun SE, Melsungen, Hessen, Germany. The Corporate Real Estate Management division is responsible for the strategic control and development of B. Braun’s global real estate portfolio, including office buildings, production facilities, dialysis centers, and logistics sites. The goal is to optimize the portfolio in alignment with corporate objectives, sustainability requirements, and governance standards. In this role, you will lead the portfolio strategy and real estate transactions, define global standards, and advise top management on strategic decisions.
The position is full-time with a hybrid working model.
Tasks and Responsibilities
Develop and implement a global real estate portfolio strategy aligned with corporate objectives
Analyze and evaluate the global real estate portfolio to identify optimization potential (value enhancement, cost efficiency, consolidation)
Integrate real estate perspectives into product-oriented footprint analyses
Conduct utilization models and risk assessments
Derive consolidation, expansion, and relocation strategies based on business requirements and market trends
Prioritize acquisition, disposal, and leasing activities
Develop transaction strategies for the global real estate portfolio
Review and approve major real estate transactions
Manage the transaction process including site selection, commercial and legal contract structuring, and negotiations
Lead high-volume lease negotiations to ensure favorable terms and cost savings
Recommend strategic actions to executive management
Establish global standards, policies, and processes for real estate transactions
Ensure compliance with governance, risk, and sustainability requirements
Build KPI frameworks (e.g., space utilization, cost/m², CO₂ intensity) and reporting dashboards
Coordinate the implementation of IWMS/CAFM systems and ensure data quality in collaboration with internal departments
Integrate ESG goals into portfolio decisions and support net-zero initiatives in collaboration with the ESG team and CREM energy manager
Align with internal departments such as Business Units, Finance, and Legal for strategic direction
Maintain external partnerships (e.g., brokers, landlords, service providers)
Professional Qualifications
Completed degree in Real Estate Management, Business Administration, Finance, or a comparable qualification
Extensive professional experience in Corporate Real Estate Management with a focus on portfolio strategy and real estate transactions
Proven ability to manage complex international portfolios and lead interdisciplinary teams
Fluent in German and English, both written and spoken
