Job Summary We are seeking a super start leasing agent who can close the deal.

Shows and leases apartments to prospective residents and supports the property’s marketing plan.

Essential Duties and Responsibilities

Answer phones and assist walk‑in customers as needed.

Complete and process application paperwork and collect rental deposits and/or fees. Must achieve monthly goals as set by the Community Manager.

Develop full knowledge of application information required, screening processes, and policies regarding rentals.

Inspect units to ensure readiness and adherence to company standards.

Complete move‑in process and required paperwork for each new resident.

Ensure model apartments and target apartments are ready for show; maintain work areas and office in a clean, orderly manner; maintain awareness of the property’s curb appeal.

Possess thorough knowledge of lease terms, specifications, and all community policies.

Apply required telephone and sales techniques.

Be knowledgeable of current market conditions.

Be fully informed of current rental rates, sizes, locations, and all amenities of the property.

Maintain contact with all apartment locator services and local businesses to provide informational material; update periodically.

Conduct outreach marketing at least once per week.

“Shop” competitive properties.

Periodically audit lease files for accuracy.

Develop and maintain an ongoing resident retention program under the direction of the Community Manager.

Play an active role in the renewal process.

Maintain proper maintenance of all resident and property files.

Maintain and update the Leasing and Property Information Handbook and Advertising Log Book.

Process all required administrative form, reports, and related information efficiently and timely.

Report unusual or extraordinary circumstances regarding the property or residents.

Handle resident requests and complaints courteously and efficiently.

Maintain a professional appearance and attitude at all times.

Assist the Assistant Manager in collecting delinquent rents.

Perform any additional duties that the Community Manager feels fall under this role.

Supervisory Responsibilities This job has no supervisory responsibilities.

Education and/or Experience High school diploma or general education degree (GED); or one to three months of related experience and/or training; or an equivalent combination of education and experience.

Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.

Mathematical Skills Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.

Reasoning Ability Ability to apply common sense understanding to carry out detailed yet uncomplicated written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
