Position Summary

The

Commercial Roofing Estimator

is responsible for preparing accurate, competitive, and timely estimates and proposals for commercial roofing projects. This role performs detailed takeoffs, analyzes project documents, coordinates vendor/subcontractor pricing, and develops complete bids that support profitable project execution.

You will collaborate with operations, sales, procurement, and project management to ensure estimates are clear, complete, and aligned with company standards. Key Responsibilities Estimating & Takeoffs Review plans, specifications, and project documents for new construction and reroofing projects. Perform detailed digital takeoffs: roof areas, penetrations, tapered insulation, edge metal, accessories, and tear-off quantities. Evaluate site constraints such as access, height, staging requirements, deck condition, and safety considerations. Develop accurate labor, material, equipment, and subcontractor cost models. Scope Development Prepare clear scopes of work, inclusions, and exclusions for proposals. Identify discrepancies, risks, or missing details and submit RFIs as needed. Create alternates and value-engineering options to improve competitiveness. Vendor & Subcontractor Coordination Obtain and compare material quotes from suppliers (membrane, insulation, fasteners, metal). Solicit and evaluate subcontractor pricing (crane, carpentry, electrical, demo/hauling). Ensure all pricing aligns with project specifications and manufacturer requirements. Proposal & Bid Submission Prepare complete bid packages including pricing summaries, detailed scopes, alternates, clarifications, and proposed schedules. Assist with pre-bid meetings and job walks with clients and general contractors. Track bid deadlines, deliver proposals on time, and follow up with clients professionally. Project Handoff & Support Provide operations with a clear, organized handoff package including takeoffs, budget, BOM, production assumptions, and notes. Participate in kickoff meetings when required to align estimate with execution. Support revisions, change orders, and re-pricing as needed. Required Skills & Experience Must-Have Qualifications 3+ years of experience estimating commercial roofing projects. Ability to read and interpret specifications, plans, and roof details. Proficiency with takeoff and plan review software (Bluebeam, PlanSwift, RoofSnap, etc.). Strong Excel skills and familiarity with estimating templates or ERP systems. Solid understanding of commercial roofing assemblies (TPO, PVC, EPDM, mod-bit, coatings). Strong math, analytical, and organizational skills. Preferred Qualifications Experience working with roofing manufacturers (Carlisle, Firestone/Firestone Building Products/ Elevate, GAF, JM, Soprema, etc.). Knowledge of building codes and warranty requirements. Prior experience bidding public works or GC-driven projects. Field roofing experience (installer, foreman, PM) is a major plus.
