Review inbound opportunities from brokers and off-market channels; evaluate teaser materials and quickly screen deals against investment criteria.
Build detailed acquisition models (DCF, IRR, equity waterfalls, debt sizing) and run sensitivity analyses on rent growth, exit cap rates, and leverage.
Coordinate third-party reports (appraisal, environmental, property condition), review leases, analyze rent rolls, and validate underwriting assumptions.
Conduct submarket research, comp analysis (sales and leasing), and assess supply/demand dynamics to support investment thesis.
Prepare IC memos, presentations, and lender packages summarizing returns, risks, structure, and strategic rationale.
