Resident Manager
Salary:
$100,000 – $110,000 per year.

The Opportunity Our client is seeking an experienced, hands‑on Resident Manager to oversee a brand‑new, 250+ unit residential development in Brooklyn. This is a high‑stakes role requiring a leader who can manage the transition from construction to occupancy, ensuring every unit and mechanical system meets the highest standards of excellence.
This is a 32BJ Union position offering a competitive salary, comprehensive benefits, a pension, and a provided on-site apartment.
Key Responsibilities
New Construction Oversight:
Lead the "punch list" process for units and hallways; ensure all construction turnovers meet ownership standards before tenant move‑in.
Staff Leadership:
Manage and mentor a full building staff, including Handymen and Porters. Ensure work orders are closed out efficiently and high standards of cleanliness are maintained.
Mechanical Mastery:
Oversee and troubleshoot complex building mechanical systems (HVAC, plumbing, electrical).
Compliance & Inspections:
Ensure 100% compliance with Rent Stabilization and LIHTC guidelines (peeling paint, carbon/smoke detectors, etc.). Prepare for all municipal and subsidy inspections.
Operations:
Manage vendor relationships and service contracts; assist the Community Manager with maintenance hiring and baseline financial reporting.
Required Qualifications
Experience:
5+ years of experience as a Resident Manager or Lead Super, specifically overseeing 250+ units.
Regulatory Knowledge:
Deep familiarity with Rent Stabilized/LIHTC guidelines and AMI‑based housing.
Technical Skills:
Knowledge of plumbing, plastering, and major mechanical trades.
Communication:
Must be articulate in person and via email; ability to report technical and financial updates to the Community Manager.
Location:
Familiarity with the Brooklyn area is a significant plus.
