We are seeking a detail-oriented Post-Closing and Funding Specialist to manage loan funding, investor delivery, and post-closing processes within our correspondent channel. This role ensures accurate disbursement of funds, timely loan purchase, and full compliance with warehouse bank and investor requirements. This position does not perform borrower closings or Closing Disclosure preparation but experience in this area is a plus to support our closer. About Rosegate

Post-Closing & Funding Specialist Location:

On-site role in our Charlotte office, with the flexibility of 3WFHdays per month SMART. HUNGRY. HONEST. We are seeking a detail-orientedPost-Closing and Funding Specialistto manage loan funding, investor delivery, and post-closing processes within our correspondent channel. This role ensuresaccuratedisbursement of funds,timelyloan purchase, and full compliance with warehouse bank and investor requirements. This position doesnotperform borrower closings or Closing Disclosure preparationbut experience in this area is a plus to support our closer. WhatYou’llDo Funding Prepare andsubmitwire orders through warehouse bank portals; monitor funding activity and warehouse line balances. Calculate net funding amounts, ensuring accuracy of lender fees, borrower fees, escrows, credits, and tolerances. Review closed loan packages for accuracy of loan, borrower, and property data prior to funding. Coordinate with investors, settlement agents, and internal banking for funding-related questions or adjustments. Authorize funding and ensure all warehouse bank and investor funding requirements are met. Track physical collateral and document shipment between settlement agents, warehouse banks, and investors. Manage funding deadlines including funding dates, lock expirations, and wire cutoff times. Post-Closing & Investor Delivery Audit closed loan packages andsubmitcomplete files to investors for purchase. Track closing dates, funding, lockexpirationdatesto have loanpurchasedby deadline to avoid lock fees Clear post-closing conditions based on investor guidelines (FHA/VA/Conventional). Track closing, funding, lockexpiration, and purchase timelines to ensure loans arepurchasedon time. Reconcilepurchasedloans to confirmproceedsaccuracy. Providepurchase advice to warehouse banks and ensure loans are properly paid off. Track and obtain trailing documents (recorded documents, final title policies) anddelivertoappropriate parties. Support MERS transfers, FHA case transfers, and investor reporting requirements. Maintainaccurateinternal tracking, document retention, and compliance records. Perform general accounting and recordkeeping related to loan proceeds and payments. WhatWe’reLooking For 2-5 years ofmortgage operationsexperiencewith emphasis on funding and post-closing. Strong understanding of funding workflows, net funding calculations, and investor purchase processes. Knowledge of investor guidelines (FHA/VA/Conventional preferred). Exceptional attention to detail and ability to manage multiple deadlines across multiple files. Strong communicationand organizational skills. Proficiencyin Microsoft Word, Excel, and general office tools. Experience balancing closing disclosures and performing loan closings is a plus Notary licensea plus. WhyRosegate?
