As a Senior Property Manager Self-Storage you will:

Develop and/or implement the Sterling 5 P’s Business Plan to ensure the property meets or exceeds the expectations of the owners, residents, vendors, and all customers. This includes creating the 5Ps template and training the staff how to use it to run their business.

Be a point of contact for training and questions for the daily operations of assigned property during each assignment, in conjunction with the DM, to ensure profitability to Sterling Management and ensuring 100% compliance with all Sterling policies and procedures.

Responsible for training the staff to manage expenses through proper use of the PO system to ensure property meets financial goals as well as ensure the property’s needs are met in order to maintain the assets according to Sterling standards.

Hold site colleagues accountable for complete adherence to all policies and standard operating procedures. Regular audits to make sure systems are in place as required.

Review all business plans and logs prepared by the property and hold managers accountable for meeting goals and deadlines.

Conduct staff supervision and development responsibilities including hiring, training, mentoring, and disciplining all support staff when necessary.

Train and enforce collection policy at the property and assist field staff to ensure delinquency and bad debt goals are achieved.

Reports to: District Manager Schedule: Mon thru Friday 9 am to 6 pm; Saturdays 9 am to 3 pm; 1 Saturday off per month.

Qualifications:

High School Diploma or G.E.D. equivalent. Some college preferred.

Minimum of five (5) years’ of management experience in residential property management. Property Managers are preferred.

Ability to effectively manage a diverse group of remote managers.

Outstanding interpersonal, verbal and written communication skills with strong orientation for customer service required.

Excellent presentation, facilitation, organization and administrative capabilities.

Ability to adapt to a demanding environment and manage multiple projects effectively.

Extremely proficient in Microsoft Office programs (Word, Excel, and Outlook) and YARDI program.

High mathematical acuity including data analysis, attention to detail, forecasting and problem solving.

Flexibility to work independently and in a team environment.

Must possess the ability to adapt to a fast-paced environment and manage multiple projects effectively.

Self-motivated and willing to work independently with ability to adhere to strict timelines and schedules, often with competing deadlines.

Strong analytical skills and able to accurately interpret various reports and data sets.

Other Requirements (Background Check and Drug Screening): Must be able to pass a drug test, driving record, credit check, criminal history, and background checks prior to employment with Sterling Management Ltd.

Physical Demands:

Ability to read and comprehend moderately complex documents.

Ability to verbally and in writing communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations.

Frequently operates a computer and other office productivity equipment, such as a copy machine, printer, telephone or fax machine.

Moderate level of repetitive typing using a computer keyboard.

Must be able to remain in a stationary position. Occasionally required to move about inside the office to access file cabinets, supplies, and office equipment, etc.

Alternate between sitting, standing, walking and climbing stairs.

Occasional bending, stooping, and reaching.

Ability to travel to different work sites via personal automobile, rental car, airplane and other public transportation modes up to 30% of the time.

Occasionally lift, carry and/or move up to 40 pounds.
