
Real Estate Acquisitions Associate

We are seeking a Real Estate Acquisitions Associate who will assist with and be responsible for identifying, evaluating, and executing self-storage investment opportunities for Reliant Real Estate Management. This role involves performing detailed market research, financial modeling, and due diligence to ensure the acquisition of high-performing assets. The Real Estate Acquisitions Associate will work closely with the Operations, Asset Management, and Investments teams to align acquisition strategies with portfolio goals and operational efficiencies, driving growth in the self-storage sector.
Essential Duties and Responsibilities Site Identification & Deal Flow
Collect and organize information on all available market listings and off‑market opportunities through various channels including brokers, sellers, and listing services such as Loopnet, Crexi, Costar, etc.
Maintain and update the acquisitions pipeline, ensuring accuracy in deal statuses, deadlines, pricing guidance, and other important listing information.
Market Research & Analysis
Conduct in-depth research on self‑storage markets, focusing on local competition, demand drivers, demographics, and supply/demand dynamics.
Monitor trends in the self‑storage industry and identify markets with growth potential.
Provide data‑driven recommendations to guide acquisition strategies.
Run financial models to assess the feasibility of acquisition, expansion, and development opportunities with a focus on key return metrics including cash flow projections, IRR, NOI growth, yield on cost, and ROI analysis.
Perform sensitivity and scenario analyses to evaluate risk and reward profiles for potential deals.
Analyze historical financials and operating data from target facilities and Reliant portfolio to forecast future performance.
Assist in the preparation of investment memoranda and presentations for internal and external stakeholders.
Support the due diligence process by reviewing deliverables including property financials, site inspections, market data, third‑party reports, etc.
Coordinate with legal, financial, and operational teams to ensure smooth execution of acquisition transactions.
Collaboration with Cross‑Functional Teams
Work with the
Operations Team
to evaluate the operational feasibility of potential acquisitions and develop transition plans for onboarding new assets.
Collaborate with
Asset Management
to assess value‑add opportunities, such as expansion, pricing strategies, and capital improvements as well as ensure implementation of business plans on new acquisitions.
Partner with the
Investments Team
to support capital raising efforts by providing market analysis and acquisition pipeline updates.
Data Management & Reporting
Prepare and present opportunity summaries to Investment committee for potential acquisitions and developments.
Prepare regular reports for senior leadership, including updates on acquisition opportunities, market trends, and competitive analysis.
Industry Networking
Build and maintain relationships with brokers, developers, and other key stakeholders in the self‑storage industry.
Attend industry events and conferences to identify new opportunities and stay informed about market developments.
Education and/or Work Experience Requirements
Bachelor’s degree in Finance, Real Estate, Business, or a related field; Master’s degree preferred.
3+ years of experience in acquisitions, investment analysis, or a related role, preferably in the self‑storage or real estate industry.
Strong understanding of self‑storage market dynamics, operational metrics, and valuation principles.
Proficiency in financial modeling and analysis tools, including Excel.
Familiarity with self‑storage management platforms such as Yardi, SiteLink, or StorEDGE is a plus.
Strong communication skills with the ability to present complex analyses in a clear and actionable manner.
Excellent organizational skills and attention to detail, with the ability to manage multiple projects simultaneously.
Experience with real estate data platforms (e.g., Yardi, Radius+, or Stortrack) is a plus.
Physical Requirements
Ability to perform essential job functions consistent with ADA, FMLA, and other federal, state, and local standards.
Must be able to talk, listen, and speak clearly on the phone.
Must be able to lift and carry up to 15 lbs.
Occasional travel may be required to visit potential acquisition sites or attend industry events.

Pay: $100,000 - $125,000 per year – dependent upon experience and education
