About The Role RISE is seeking an experienced
Property Manager – Lease‑Up Specialist
to lead and execute the successful launch of new communities across our portfolio. This is a deployment‑based leadership role designed for a
Property Manager who specializes in lease‑ups
— someone who understands how to build momentum from zero, drive absorption, stabilize operations, and position communities for long‑term success.
This role is not a traditional on‑site Property Manager position. Instead, you will deploy from project to project to lead new construction and repositioning lease‑ups, activate marketing and outreach strategies, train onsite teams, and drive occupancy velocity during the most critical phases of a community’s lifecycle.
When not deployed, this position is based in our
Jacksonville corporate office , supporting portfolio‑wide lease‑up strategy, operational readiness, and performance analysis.
This role supports
student housing, 55+ active adult, conventional multifamily, and military housing
and plays a critical leadership role in achieving occupancy targets and stabilization goals outlined in each community’s start‑up plan.
What We’re Looking For
5+ years of experience as a Property Manager, with significant lease‑up experience in market‑rate housing
Demonstrated success leading new construction or major repositioning lease‑ups
Strong understanding of leasing velocity, absorption strategy, pricing, and market positioning
Experience building and leading onsite teams during early‑stage operations
High level of comfort with data, performance reporting, and occupancy forecasting
Exceptional leadership, communication, and training skills
Ability to operate independently and establish structure in new markets
Comfortable with extensive, multi‑state travel and project‑based deployments
Proficiency with property management systems, CRMs, and reporting tools
What You’ll Be Doing Lease‑Up Leadership & Market Entry
Deploy to new communities prior to opening to lead lease‑up strategy and operational activation
Establish strong market presence through outreach, partnerships, and local engagement
Drive pre‑leasing momentum and manage prospect pipeline development
Lead grand openings, model launches, and early move‑in execution
Oversee onsite team ramp‑up until the community reaches operational stability
Team Development & Operational Setup
Train and mentor onsite Property Managers and leasing teams
Implement leasing systems, tour standards, and CRM accountability
Establish performance expectations aligned with stabilization goals
Transition stabilized communities to long‑term onsite leadership
Performance & Strategy Management
Track leasing performance against start‑up budgets, occupancy milestones, and absorption targets
Evaluate pricing, concessions, and competitive positioning
Monitor lead generation, conversion ratios, and exposure channels
Provide strategic recommendations to Regional Directors and executive leadership
Marketing & Brand Execution
Collaborate with corporate Marketing to launch and optimize campaigns
Support digital strategy, outreach initiatives, and local engagement efforts
Ensure brand consistency and resident experience standards across all lease‑up communities
Corporate Support (Non‑Deployment Periods)
Contribute to lease‑up playbooks, training materials, and launch protocols
Support future community planning and operational readiness initiatives
Participate in performance audits and portfolio reviews
