Responsibilities

Lease-Up & Operations: Lead all aspects of the lease-up process from pre-opening through stabilization

Lease-Up & Operations: Develop and execute leasing, marketing, and pricing strategies to meet absorption goals

Lease-Up & Operations: Collaborate with marketing, construction, and ownership teams during pre-lease and opening phases

Lease-Up & Operations: Ensure readiness for opening, including unit inspections, model setup, and operational systems

Financial & Asset Management: Prepare and manage property budgets, forecasts, and variance reports

Financial & Asset Management: Monitor rent collections, delinquency, and expense controls

Financial & Asset Management: Approve invoices, manage vendor contracts, and oversee capital and operating expenditures

Financial & Asset Management: Achieve NOI and occupancy targets set by ownership

Team Leadership & Staffing: Recruit, train, and supervise on-site staff

Team Leadership & Staffing: Establish performance expectations and conduct regular coaching and evaluations

Team Leadership & Staffing: Foster a culture of accountability, customer service, and teamwork

Team Leadership & Staffing: Proactive in identifying potential team conflicts and implementing mediating strategies

Leasing & Resident Experience: Oversee leasing activities including tours, applications, approvals, and move-ins

Leasing & Resident Experience: Ensure compliance with Fair Housing and company leasing policies

Leasing & Resident Experience: Handle resident concerns and conflict resolution professionally

Leasing & Resident Experience: Resident retention and engagement

Compliance & Risk Management: Ensure compliance with Fair Housing, OSHA, local housing laws, and company policies

Compliance & Risk Management: Maintain accurate records, reports, and leasing documentation

Compliance & Risk Management: Conduct regular property inspections and ensure safety standards are met

Qualifications Required:

3+ years of multifamily property management experience

Prior lease-up experience strongly preferred

Strong financial and leadership skills

Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)

Preferred:

CAM, CPM, or ARM designation

Experience with new construction or large-scale lease-ups

Physical & Work Requirements

Ability to walk the property and climb stairs

Flexibility to work weekends and extended hours during lease-up
