Position Overview The Turnover Specialist is a critical member of the property management team, responsible for facilitating a seamless transition process for rental properties during tenant turnovers and during onboarding of new clients. This role involves conducting detailed inspections, providing detailed reports, summarizing maintenance recommendations, and collaborating with the management team to optimize property readiness and minimize vacancy periods, particularly during slower seasons.

Key Responsibilities

Pre Move-Out Walkthroughs

Conduct thorough pre-move-out inspections for assigned properties with the goal of having this inspection completed prior to 45 - 60 days before lease expiration (and after notice of non-renewal).

Provide actionable recommendations to ensure the property is ready for new tenants.

Document findings via property management software in accordance with an approved Pre-Move-out Walk Through Report — take detailed photos, and provide recommendations for necessary repairs, maintenance, or improvements.

Communicate findings to the property management team in a timely manner.

Onboarding Inspections for New Properties

Conduct initial inspections for new properties, identifying needs and specifications within 5 business days after onboarding.

Prepare and submit detailed onboarding inspection reports to the assigned management team.

Move-In and Move-Out Inspections

Assist in completing tenant move-in and move-out inspections.

Ensure documentation is thorough, accurate, and compliant with company standards.

Turnover Preparation

Work closely with the property management team to prepare properties for turnovers.

Coordinate with maintenance and repair teams to address identified needs.

Assist with initial estimates.

Vacancy Minimization

Collaborate with the property management team to develop strategies for minimizing vacancy, especially during slower rental seasons.

Assist in implementing proactive measures to ensure properties remain occupied.

Vacancy unit visits/check-ins – utilities, frozen pipes, etc.

Physical Requirements

Ability to perform physical inspections, including climbing stairs and accessing various property areas.

Comfortable working in outdoor and indoor environments in varying conditions.

Full access to a reliable vehicle and valid driver’s license.
