Role Galvanize Real Estate ("GRE") is looking to hire an Associate or Jr Vice President of Asset Management. The role involves the oversight, optimization, and performance of a diverse industrial real estate portfolio and future acquisitions in the Multi Family, Self-Storage, and Student Housing property sectors. This role involves market research, financial analysis, property performance tracking, lease analysis, and collaboration with internal teams and external partners to drive value creation and achieve investment objectives. You’ll work closely with senior leadership in an entrepreneurial environment where your contributions directly impact portfolio financial and decarbonization performance.

Essential Job Responsibilities

Work with the acquisitions team to develop asset business plans, opine on underwriting, and help perform market and asset due diligence

Own and manage the business plans, budgets, forecasts, leasing of a portfolio of properties

Manage the development of dynamic financial models for a wide variety of performance and investment analyses

Work in a collaborative fashion with third‑party property managers, lease administrators, leasing agents, legal counsel, auditors, and accountants

Implement the Sustainability Framework across the portfolio and achieve sustainability targets

Negotiate contracts with third‑party vendors and service providers

Assist in operational takeovers and property manager transitions

Assist or lead re‑finance and disposition efforts

Participate in the research, analysis, and execution of strategic initiatives

Strategic

Contribute to the development and implementation of systems and procedures that govern the ownership and management of the asset’s business plans, budgets, forecasts, financial models, leases, analysis, and other approvals necessary through the assets investment life cycle

Monitor and track transaction data, capital markets, and other relevant industry research with the goal of continuously challenging and refining the investment thesis

Collaborate with the Head of Sustainability as well as third party vendors to collect, track, and measure key sustainability metrics in proprietary and third‑party software

Serve as key relationship manager with tenants, brokers, third parties, and investors

Build relationships with local public and private organizations in order to understand and implement energy reduction incentive programs that may be available

Hire, train, and develop investment analysts and associates with a focus on diverse perspectives

Reporting

Ensure compliance to policies and procedures to maintain effective internal controls

Analyze weekly and monthly operating reports from property managers to identify trends and potentially adjust business plans

Work with the Portfolio Management team to track lender mandated reporting and covenants such as debt service coverage ratios

Develop and distribute periodic asset management reports to investors, consultants, and other partners

Ad‑Hoc reporting and analysis as required

Required Qualifications

4-6 years of commercial real estate investment experience, including substantial experience in Asset Management, preferably in an operator role leading or heavily supporting leasing and capital projects

Advanced demonstrable knowledge of Excel

Argus experience is strongly preferred but not necessarily required

Experience with a variety of real estate asset types, preferably deep experience with multifamily and industrial property types

Strong network of contacts among owners, developers, brokers, financiers, and other active in the US real estate markets

Construction / development experience strongly preferred, but not required

Exceptional interpersonal, verbal and written communication skills

Experience working with Yardi or MRI a plus

Belief in Galvanize’s mission of accelerating climate solutions through profitable investment strategies

Exceptional intellectual curiosity and honesty; experience incorporating AI solutions is strong plus

References that will attest to the candidate’s ability to collaborate well, give effective feedback to peers and managers, learn from mistakes and constructive advice, and lead and influence others while in individual contributor roles

Willingness and ability to travel

Authorized to work in the US without eventually needing employer sponsorship

Compensation And Benefits

Estimated base salary range depending on experience in the role: $150,000–$215,000 per annum

Role is also eligible for an annual discretionary bonus
